Terms of Use

These Terms of Use ("Terms") govern your access to and use of the website located at https://www.rentablecanada.com (the "Site") and the related services, tools, content, and communications provided by Rentable Affordable Homes Inc.(together, the "Service").

By accessing or using the Service, you agree to these Terms and to our Privacy Policy, which is incorporated by reference. If you do not agree, do not use the Service.

If you use the Service on behalf of an organization, you represent that you have authority to bind that organization, and "you" includes that organization.

Rentable is an educational platform for renters in British Columbia. We help users:

• Discover below-market and means-tested housing programs, housing operators, and locations
• Understand eligibility concepts, income limits, and application pathways
• Use an eligibility quiz to identify programs that may fit their situation
• Subscribe to optional email alerts about housing programs and related updates

What Rentable is not

Rentable is not:

• A housing operator, landlord, property manager, or rental broker
• A marketplace for private-market rentals
• Affiliated with, endorsed by, or acting on behalf of BC Housing, any municipality, or any housing provider listed on the Site
• A provider of legal, financial, tax, immigration, or professional housing advice

Program operators and government agencies make final eligibility, prioritization, and admission decisions. Rentable does not guarantee that any program, unit, waitlist position, or outcome will be available to you.

The Service is currently offered free of charge to renters.

You may use the Service only if:

• You are at least 16 years old, or you use the Service with the involvement and consent of a parent or legal guardian
• You have the legal capacity to enter into a binding agreement
• Your use complies with these Terms and all applicable laws

The Service is intended for users seeking housing information in British Columbia unless we expressly state otherwise.

4.1 No traditional password accounts

Rentable does not use renter passwords for V1. If you subscribe to alerts or manage preferences, we authenticate you through secure magic links sent to your email address. You are responsible for maintaining control of your email account and any device used to access those links.

4.2 Alert subscriptions and consent

If you subscribe to email alerts or other communications, you agree that:

• You will provide accurate contact information
• You have authority to use the email address you provide
• You consent to receive the communications you request, subject to Canada's anti-spam law ("CASL")
• You may withdraw consent or change preferences using unsubscribe links, the preference centre, or by contacting us

We may send transactional messages related to your use of the Service even if you unsubscribe from promotional or product-update communications, where permitted by law.

4.3 Accurate information

You agree to provide truthful information to the extent you choose to use interactive features such as the quiz, contact form, or alert signup. Knowingly submitting false or misleading information may result in suspension or termination of your access to interactive features.

You agree to use the Service only for lawful purposes and in a manner that does not harm Rentable, other users, or third parties.

You agree not to:

• Scrape, crawl, harvest, bulk download, mirror, or systematically copy Site content, data, or code without our prior written permission
• Use automated means to access the Service in a way that burdens or disrupts our systems
• Attempt to probe, scan, test, or breach the security of the Service or related systems
• Reverse engineer, decompile, or attempt to extract source code except where prohibited restrictions are not enforceable by law
• Interfere with or disrupt the Service, including by introducing malware or harmful code
• Impersonate any person or entity, or misrepresent your affiliation
• Submit unlawful, abusive, harassing, defamatory, fraudulent, or misleading content
• Use the Service to send spam or unauthorized commercial messages
• Circumvent technical protections, rate limits, bot controls, or access restrictions
• Use the Service in any way that infringes intellectual property or privacy rights

We may investigate violations and cooperate with law enforcement where appropriate. We may suspend or terminate access, with or without notice, if we reasonably believe you have violated these Terms or pose a risk to the Service or others.

6.1 Informational purpose only

All content on the Service, including program descriptions, income thresholds, eligibility summaries, operator information, articles, FAQs, quiz results, and alerts, is provided for general educational and informational purposes only.

It is not:

• Legal advice
• Financial or tax advice
• Immigration advice
• Housing placement, tenancy, or social services advice
• A promise, offer, or contract of housing

You should consult qualified professionals and official program operators before making decisions based on information on the Site.

6.2 Accuracy and completeness

Housing programs, income limits, operator practices, waitlists, and government rules change frequently. Although we work to keep information current and source-based, we do not warrant that any content is complete, accurate, current, or applicable to your specific circumstances at the time you read it.

Program pages may display verification status, source links, and last-reviewed dates where available. These are aids, not guarantees.

6.3 Quiz results

Quiz results are generated from the information you provide and the structured data available to Rentable at the time of your session. Results:

• Reflect broad eligibility concepts, not a formal determination
• May omit programs for which we lack data
• May change if your circumstances, program rules, or our data change
• Are personal to your session and are not a substitute for applying directly with a program operator

Sensitive optional quiz questions may be collected for future product use or compliance needs and are handled as described in our Privacy Policy.

6.4 No guarantee of housing or outcomes

Rentable does not guarantee:

• That you will qualify for any program
• That any unit, waitlist spot, or application outcome will be available
• That alerts will identify every relevant opportunity
• Any particular timeline for housing, application processing, or email delivery

The Service may contain links to third-party websites, applications, forms, and contact channels operated by housing providers, governments, and other organizations. Those third parties are independent from Rentable.

We do not control and are not responsible for third-party content, policies, practices, availability, or decisions. Your use of third-party services is at your own risk and subject to their terms and privacy policies.

8.1 Our content

The Service, including its text, design, logos, branding, software, data compilations, selection and arrangement of content, and underlying technology, is owned by Rentable or its licensors and is protected by copyright, trademark, and other intellectual property laws.

Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for personal, non-commercial purposes.

8.2 Restrictions

Except as expressly permitted by law or with our prior written consent, you may not:

• Copy, reproduce, distribute, publish, display, perform, or create derivative works from the Service or its content
• Use Rentable trademarks, logos, or branding in a way that suggests endorsement or affiliation
• Use the Service or its content to build a competing database or product

8.3 Feedback

If you submit ideas, suggestions, corrections, or other feedback, you grant Rentable a perpetual, irrevocable, worldwide, royalty-free licence to use that feedback for any purpose without obligation to you, except where prohibited by law.

If you submit messages, corrections, quiz answers, or other content through the Service ("User Content"), you represent that:

• You have the right to submit it
• It is accurate to the best of your knowledge, where applicable
• It does not violate law or third-party rights

You retain ownership of your User Content, but you grant Rentable a licence to use, store, reproduce, and process it as needed to operate the Service, respond to you, improve our data, and meet legal obligations, consistent with our Privacy Policy.

We may remove or refuse to process User Content that violates these Terms or applicable law.

Our collection, use, and disclosure of personal information are described in our Privacy Policy. By using the Service, you acknowledge that you have read that Policy.

We may modify, suspend, or discontinue any part of the Service at any time, including features, content, data coverage, and geographic scope. We may perform maintenance that temporarily limits availability.

We do not guarantee uninterrupted or error-free operation. The Service may be offered in beta or phased release. Features and content may change as we improve the product.

To the fullest extent permitted by applicable law, the Service and all content are provided on an "as is" and "as available" basis.

Rentable disclaims all warranties, representations, and conditions of any kind, whether express, implied, statutory, or otherwise, including any implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

Without limiting the foregoing, we do not warrant that:

• The Service will meet your requirements
• Content will be accurate, complete, reliable, or current
• Defects will be corrected
• The Service will be secure or free from harmful components

Some jurisdictions do not allow certain warranty exclusions. In those jurisdictions, the above exclusions apply only to the extent permitted by law.

To the fullest extent permitted by applicable law:

• Rentable and its directors, officers, employees, contractors, agents, licensors, and affiliates will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, or business opportunity, arising out of or related to your use of or inability to use the Service, even if we have been advised of the possibility of such damages
• Rentable's total aggregate liability for any claim arising out of or relating to the Service or these Terms will not exceed the greater of (a) CAD $100 or (b) the amount you paid Rentable for the Service in the 12 months before the event giving rise to the claim

Because the Service is free to renters, clause (b) will often be zero.

Nothing in these Terms limits or excludes liability that cannot be limited or excluded under applicable law, including liability for fraud or wilful misconduct, or any rights you may have under consumer protection laws that cannot be waived by contract.

To the extent permitted by applicable law, you agree to defend, indemnify, and hold harmless Rentable and its directors, officers, employees, contractors, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or related to:

• Your use of the Service
• Your violation of these Terms
• Your violation of any law or third-party right
• Any User Content you submit

We may assume exclusive defence and control of any matter subject to indemnity by you, and you agree to cooperate with our defence.

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict-of-law principles.

You agree that the courts located in British Columbia will have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Service, except where applicable law requires otherwise.

Before commencing formal proceedings, you agree to contact us and attempt in good faith to resolve the dispute informally.

We may update these Terms from time to time. When we do, we will revise the "Last updated" date at the top of this page. If changes are material, we may provide additional notice where appropriate.

Your continued use of the Service after updated Terms are posted constitutes your acceptance of the revised Terms, subject to applicable law. If you do not agree to the revised Terms, you must stop using the Service.

Entire agreement. These Terms and the Privacy Policy constitute the entire agreement between you and Rentable regarding the Service and supersede prior understandings on that subject.

Severability. If any provision of these Terms is held invalid or unenforceable, the remaining provisions will remain in effect.

Waiver. Our failure to enforce any provision is not a waiver of that provision or any other provision.

Assignment. You may not assign or transfer these Terms without our prior written consent. We may assign these Terms in connection with a merger, acquisition, reorganization, or sale of assets.

Language. The parties have requested that these Terms be drawn up in English. / Les parties ont demande que les presentes conditions soient redigees en anglais.
